1. Application Fee
A once-off fee is payable upon application. This covers the cost of a credit check and the administration required to verify the information provided and process the application. Please note that application fees are non-refundable.
2. Lease Drafting Fee
A once-off fee payable upon signing of your lease. This covers the preparation of your lease agreement and the setup of your details on our rental management platform.
3. Affordability Criteria
Applicants must demonstrate an income (after debt repayments) equal to at least three times the monthly rental. This may be assessed individually or jointly with a co-signer.
4. Tenant User Charge
This standardised fee provides tenants access to our advanced management platform, ensuring efficient rent and deposit management, query resolution, repairs, and maintenance facilitation.
5. Utilities Billed in Arrears
Utility charges are billed to tenants as they are received from the municipality, typically one month in arrears. In co-living properties, costs are divided equally among tenants for the period covered.
6. Deposits
A once-off deposit is payable upon signing of the lease and is held in an interest-bearing trust account for the duration of the lease. Deposits may be used to cover damages noted in the outgoing inspection. They cannot be used as payment for the last month’s rent and will only be refunded once all conditions are met, including the submission of a valid bank confirmation letter.
7. Early Termination or Cancellation of Lease
Tenants who end their lease early may be liable for a cancellation penalty and advertising costs. If a suitable replacement tenant is found, the account will be adjusted accordingly.
8. Emergencies
In case of a life-threatening emergency outside of office hours (such as fire, theft, or serious illness), please contact the Facilities Manager. Non-emergency callouts for tenant responsibilities (e.g., lost keys or light bulb replacement) will be billed to your account.
9. Ingoing Inspections
A once-off ingoing inspection is conducted with our Inspectors at the start of your lease to document the condition of the property. This can only take place once the deposit, lease drafting fee, and first month’s rental have been received. Missed or rescheduled appointments may incur a callout charge.
10. Outgoing Inspections
An outgoing inspection is conducted with our Inspectors at the end of your lease to document the condition of the property. The property must be clean and vacated prior to the inspection. Deposits cannot be refunded until this inspection is completed and signed off.
11. Maintenance Issues
All maintenance requests must be reported through our dedicated maintenance platform: Revo Maintenance Portal.
12. Payments
Payments are due by the last business day of the preceding month, as per your lease agreement. All payments must reflect in our account by this date to avoid arrears penalties.
13. House Rules
Failure to comply with the Lease Agreement and House Rules may result in penalties and, in severe cases, cancellation of the lease.
