1. Application Fee - Once off charge of R895 incl VAT covers the cost of a credit check and the administration around verifying information provided and processing the application. Application fees are non-refundable unless the property that has been applied for is no longer available at the time of application being processed.
2. Lease Drafting Fee - covers the cost of drafting your lease and capturing your lease account details onto our rental management platform. Once off charge equal to 10% of monthly rental excluding VAT capped at R1200.
3. Affordability Criteria - verified that the signatories on the lease have an income (less debt repayments) that is equal to 3 x the monthly rent (this can be the occupant alone or combined with a family or friend that is willing to sign the lease to be liable for payment if the occupant does not pay).
4. Tenant User Charge - This is a standardised fee that Revo charges to all tenants that are managed under our portfolio. It enables our tenants to utilise the very best software from the very best asset managers in the market. It enables industry leading rent and deposit management, tenant queries and emergencies, repairs and maintenance facilitation.
5. Utilities Billed in Arrears - this means that the charges incurred for the property and billed by the municipality are charged to the tenant. As the municipal bill is only issued a month in arrears by the Municipality, the charges are only billed to the tenant a month after they have been incurred. If you reside in one of our co-living properties the costs are split evenly between the number of tenants occupying the property for the period covered by the municipal bill.
6. Deposits - these are held in an interest-bearing trust account for the duration of the lease. The deposit is due upon signing of the lease and the lease is not confirmed until the deposit has been paid. Damages noted on the outgoing inspection may be deducted from the deposit before the balance is refunded to the tenant. The Deposit may not be used to pay the last month of rental on your lease - all rental must be settled in full before deposits can be refunded. Deposits can only be refunded upon receipt of an official Bank Account Confirmation Letter (which you can download from your banking app or internet banking) for the account into which you would like the refund to be transferred.
7. Early termination or cancellation of lease - If a tenant requests to terminate or cancel their lease early. The tenant will incur a penalty of a maximum of 3 months and a minimum of 1 month and an advertising cost of 30% of one month's rental. Seeing the full termination penalty amount all in one go, can be a bit of a shock, but please note that if a suitable replacement is found, then your account will be credited accordingly. This process is put in place to protect all parties involved.
8. Emergencies - In the case of an after-hour emergency (Outside of Monday to Friday between 9am and 5pm) please contact the Facilities Manager on +27 64 982 3775 (Emergencies are life threatening such as fire, theft, illness). Call outs for issues deemed to be the tenant or occupant's responsibility (eg. lost key or replacement light bulb in room) will be billed to your account at the following rate: R495 plus R7/km of travel plus costs such as replacement key or lightbulb. After hours call outs (before 9am or after 5pm) will attract a surcharge of R200 in addition to the call out fee, km's travelled and costs.
9. Ingoing inspections - This is an appointment where you will inspect the property with our Facilities Manager and make note of the condition as well as receive your keys. Ingoing inspections will be scheduled upon signing of your lease but can only be conducted if payment of the deposit, lease drafting fee and first month of rental have been paid. Ingoing inspections will be scheduled for the first day of your lease or the last working day prior to the start of your lease if the start date falls on a weekend or public holiday. If you miss the scheduled appointment or fail to reschedule it in advance a second appointment will be set at the cost of R350 call fee plus kms travelled by our Facilities Manager. Ingoing inspections will be compared to your Outgoing Inspection for the purpose of determining any damages.
10. Outgoing inspections - This is an appointment where you will inspect the property with our Facilities Manager and make note of any damages or missing items for your account or the landlord's account. It is the tenant's responsibility to have the property cleaned and all items belonging to the tenant, to be packed and moved out of the property prior to the outgoing inspection. You will also handover your keys or make arrangements for a key handover at this appointment. Deposits cannot be refunded until an outgoing inspection has been conducted and signed. If a room is left dirty or items are left in the property/room, the tenant will be charged for the cleaning and removal service.

12. Payments - All payments are due by the last business day of the month as per your lease agreement. The payment must reflect in our account by the last business day of the month to avoid arrears penalties. Payments must be made to the account listed on your statement using the unique reference which also appears on your statement.
13. House Rules - Failure to comply with any of the clauses in the Lease Agreement and House Rules as stipulated below will result in the following penalties: First Offence: R500.00 Second Offence: R750.00 Third Offence: R1000.00 and possible cancellation of lease
